Windsor prices rose even as sales slowed

Fewer sales did not push prices down in Windsor. That is the one thing every homeowner here should know right now.

The Real Estate Data Aggregator counted 327 homes sold in ZIP 80550 in the three months ending July 31, 2026. That is down 11.6% from the same months in 2025. Yet the median sale price rose 5.3% to $585,000. Fewer deals closed, but sellers still held their ground on price.

That Windsor gain outpaced the country. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Windsor's 5.3% gain was roughly double that national pace.

What the slower sales number actually means

The Real Estate Data Aggregator counted 378 homes for sale in Windsor during that same period. That is down 13.5% from a year before. Supply fell alongside sales. When there are fewer homes to buy, prices do not have to fall.

The Real Estate Data Aggregator also counted 394 new listings, down just 1.5% from a year before. Sellers kept coming to market. But pending sales rose 7.6% to 341. More buyers are moving forward, not fewer.

Homes are still moving, not flying off the shelf

The Real Estate Data Aggregator put the median days on market at 62 days. That is 3 days shorter than a year before. Not every home sold fast, but the middle home sold a little quicker than last year.

The average sale price came in at 99.1% of list price, according to the Real Estate Data Aggregator. That is down 0.4 points from a year before. Sellers are getting nearly all of their asking price, with a small give compared to last year.

The Real Estate Data Aggregator counted 16.5% of Windsor homes selling above list price. That is down 5.4 points from a year before. Bidding wars are less common, but they have not disappeared.

The national picture adds some context

Nationally, mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That slows buyers everywhere. Windsor felt it too, with sales down 11.6%.

Realtor.com also reported that 20.8% of listings nationwide had a price cut in September, the highest share since October 2022. Windsor's 99.1% sale to list ratio suggests local sellers held firmer than many markets.

The Federal Housing Finance Agency noted U.S. house prices rose 0.3% from the prior month in July, seasonally adjusted. Windsor's annual gain of 5.3% sits well above that slower monthly pace playing out across the country.

What this means for you

If you own a home in Windsor, values moved up even in a slower market. That is a real admission: fewer homes sold, and some sellers had to trim their price. But the middle price still rose.

If you are a buyer, less competition is a real change from a year ago. The Real Estate Data Aggregator shows 27% of Windsor homes went under contract within two weeks of listing. Nearly 3 in 4 did not. There is more time to look.
