Windsor homes are still moving, but fewer are selling above list

By Jay L McCoy

The most important fact for Windsor sellers right now is this: homes are still going under contract, but bidding contests have become rare. The Real Estate Data Aggregator counted 330 pending sales in ZIP 80550 for the three months ending August 31, 2026, up 5.1% from the same months of 2025. That is a meaningful contrast to what CNBC reported nationally: pending home sales were down 8.5% year over year across the country. Windsor is holding its own. Even so, only 11.5% of homes sold above list price, according to the Real Estate Data Aggregator. That share dropped 4.5 points from a year before. Demand is real, but it is not automatic.

Nationally, Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% through 2027. Those rates shape what buyers can afford. They also explain why pricing a Windsor home carefully is not optional right now.

The Real Estate Data Aggregator shows the median sale price in Windsor reached $585,000 for the three months ending August 31, 2026, up 5.1% from the same period in 2025. The Federal Housing Finance Agency put U.S. house price growth at 2.6% for the year ending July 2026. Windsor's 5.1% price gain outpaced that national figure. That is a reasonable result, but it does not mean every home will land there. Homes sold in ZIP 80550 dipped 1% from a year before, and new listings rose 7.4% to 378. More choices for buyers, slightly fewer closings: that combination rewards sellers who price well from the start.

The above-list story

The Real Estate Data Aggregator found that 11.5% of Windsor homes sold above list price in the three months ending August 31, 2026. That is down 4.5 points from a year before. Nearly 9 in 10 homes sold at or below list. The average sale closed at 99% of list price, which is close, but it is not over asking. Nationally, Realtor.com reported that 20.8% of listings had their price reduced in September 2026, the highest share since October 2022. Windsor has not seen that kind of pressure, but the direction is worth watching.

One bright spot: homes that moved quickly

The Real Estate Data Aggregator found that 24.2% of Windsor homes went under contract within two weeks of listing, up 1.9 points from a year before. That share is small, but it grew. Well-priced homes in Windsor are still finding buyers fast. The median days on market fell to 61 days, 10 days shorter than the same period in 2025. Speed is available, but it is not guaranteed.

A note on Windsor's total monthly cost

Windsor and Severance are their own towns, in Weld RE-4, not Poudre School District. Many newer Windsor subdivisions carry metro district taxes and HOA dues on top of the mortgage. With rates at or above 7%, as Realtor.com reported, the list price alone does not tell the full monthly cost story. I always encourage buyers to add up taxes, dues and the mortgage together before comparing homes in Windsor with homes in Fort Collins. Please verify school boundaries for any specific address directly with Weld RE-4.

In short
  1. Windsor pending sales rose 5.1% while the national number fell 8.5%.
  2. Prices are up.
  3. Homes are selling faster.
  4. But only 11.5% sold above list, and that share is shrinking.
  5. Pricing carefully from day one is what separates a 61-day sale from a longer wait.
  6. One street can read very differently from the ZIP code as a whole.
  7. If you want to know where your home sits, I am glad to look at it with you.
