Windsor buyers were still moving despite rates above 7%
CNBC reported the average 30-year fixed-rate mortgage climbed to 7.49% as of October 7, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That is a real cost increase for anyone carrying a new loan. Even so, Windsor buyers kept moving.
The Real Estate Data Aggregator counted 330 pending sales in Windsor's ZIP code 80550 during the three months ending August 31, 2026. That is up 5.1% from the same months in 2025. Demand did not disappear. It held, and then some.
Nearly 1 in 4 homes went under contract within two weeks
The Real Estate Data Aggregator found that 24.2% of Windsor homes went under contract within two weeks of listing, up 1.9 points from a year before. That share tells you well-priced homes were not sitting. Buyers were ready when the right home appeared.
What the rest of the Windsor numbers show
The median sale price in Windsor reached $585,000 for the three months ending August 31, 2026, up 5.1% from the same period in 2025, according to the Real Estate Data Aggregator. Homes sold in 61 days at the median, which is 10 days shorter than a year before. Sellers received 99% of their list price on average.
Inventory shrank even as new listings rose
The Real Estate Data Aggregator counted 378 new listings in Windsor during this period, up 7.4% from a year before. Yet total homes for sale fell 8.1% to 397. More homes came to market, and buyers absorbed them. That kept supply at 4 months, down 0.3 months from the prior year.
A note on monthly cost in Windsor
Many newer Windsor subdivisions carry metro district taxes and HOA dues in addition to a standard mortgage payment. At a 7.49% rate, as CNBC reported, those added costs matter more than they did two years ago. When you compare a Windsor home with a similarly priced Fort Collins home, the list price alone does not tell the full story.
