Wellington buyers had more room as bidding cooled
The biggest shift in Wellington right now is this: bidding wars have cooled. That means buyers have more room, and sellers need to price carefully.
The Real Estate Data Aggregator counted just 8.3% of homes in ZIP 80549 selling above list price in the three months ending July 31, 2026. That is down 12.6 points from the same months a year before. One year ago, nearly 1 in 5 homes was getting pushed above asking. Now it is closer to 1 in 12.
Nationally, Redfin reported that 21% of U.S. sellers dropped their asking price in the four weeks ending September 20. Wellington's market is not immune to that pressure.
What the sale-to-list number tells you
The Real Estate Data Aggregator shows the average Wellington home closed at 99.3% of its list price. That is down 0.5 points from a year before. Homes are still selling close to asking, but sellers are no longer getting a bonus above it.
Prices dipped a little
The Real Estate Data Aggregator put the median sale price in ZIP 80549 at $474,000. That is down 0.8% from the same three months in 2025. Not a big drop, but prices did not climb. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Wellington ran below that national pace.
Fewer homes sold, and fewer went fast
The Real Estate Data Aggregator counted 72 homes sold in ZIP 80549 in the three months ending July 31, 2026. That is down 20.9% from a year before. Pending sales fell 19.3% as well.
Only 14.9% of Wellington homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is down 9.2 points from a year before. Most homes are sitting longer before a buyer steps up.
Rates are adding pressure too
Realtor.com reported mortgage rates topped 7% for the first time since January 2025. A Redfin Senior Economist noted rates are sitting above 7%. Higher rates slow buyers down, and that shows up in Wellington's numbers.
Realtor.com also reported that 20.8% of listings nationally had a price cut in September, the highest share since October 2022. Wellington sellers are not alone in feeling that pull.
Supply is up a little, listings are down
The Real Estate Data Aggregator counted 86 homes for sale in ZIP 80549, down 7.5% from a year before. New listings came in at 88, down 12.9%. Even with fewer listings, months of supply rose to 3.7, up 0.6 months from last year. That tells you homes are taking longer to move.
