More homes sold in Loveland south, but buyers are taking longer

The Real Estate Data Aggregator counted 212 homes sold in Loveland south in the three months ending July 31, 2026. That is up 25.4% from the same months a year ago. More homes are selling. But the median days on market rose 8 days from a year ago, to 53 days. Demand is still there. Patience and pricing matter more than they did.

That jump in sales did not push prices up. The Real Estate Data Aggregator put the median sale price at $505,312, down 2.4% from a year ago. Prices dipped a little. Sales still closed, just at slightly softer numbers.

Buyers have more time, but not unlimited time

Realtor.com reported that homes in the South region sat 68 days on market in September 2026. Loveland south's 53-day median is still well below that. Buyers here have more breathing room than a year ago. They do not have all the time in the world.

Loveland south homes are moving faster than the broader South region average.

Fewer homes went under contract quickly. The Real Estate Data Aggregator found that 38% of Loveland south homes went under contract within two weeks of listing. That is down 13.2 points from a year ago. Not every home sold fast. The ones priced well still moved.

Sellers are still getting close to their asking price

The Real Estate Data Aggregator shows the average sale-to-list ratio at 98.6% in the three months ending July 31, 2026. That is down just 0.3 points from a year ago. Sellers are giving up very little from their list price. Only 13.2% of homes sold above list, though, down 7.5 points from a year ago. Bidding wars are rarer now.

More homes came to market, and supply tightened

The Real Estate Data Aggregator counted 244 new listings in Loveland south in the three months ending July 31, 2026, up 5.2% from a year ago. Yet homes for sale fell 7.3% to 204. More listings came in, and buyers absorbed them. Supply sits at 3 months, down 1 month from a year ago. That is a balanced-to-tight picture.

Mortgage rates add to the patience required

Realtor.com reported that mortgage rates topped 7% as of September 2026. CNBC reported the average 30-year fixed rate rose to 7.30% as of September 30, 2026. Higher rates slow decisions for buyers. They also mean sellers need a price that still pencils out for someone carrying that cost.

Realtor.com also reported a median list price of $379,000 for the South region in September 2026. Loveland south's median sale price of $505,312, from the Real Estate Data Aggregator, sits well above that regional figure. Local prices reflect local demand.
