Loveland sales rose even as prices eased a little

Real estate, loveland

The Real Estate Data Aggregator counted 584 homes sold across Loveland in the three months ending August 31, 2026. That is up 12.7% from the same three months a year ago. Sales rose even as median prices eased in both Loveland ZIP codes. That tells me buyers are still active, and sellers who price carefully are still closing.

CNBC reported the median U.S. home sale price fell 0.1% year over year in October. Loveland's own numbers show a similar, modest softening. The Real Estate Data Aggregator put the median sale price in ZIP 80538 at $505,350, down 2.8% from a year ago. In ZIP 80537, the median was $515,000, down 1.2%. Neither drop is large, but it does mean a seller's price needs to be grounded in what is actually closing nearby.

More homes sold, and more are pending

The Real Estate Data Aggregator counted 573 pending sales across Loveland in the same period, up 9.6% from a year ago. That pipeline suggests the pace of closings is likely to hold. In ZIP 80538, pending sales rose 7.1%. In ZIP 80537, they rose 22.1%. New listings across Loveland came in at 686, up 9.9%, so buyers had more to choose from.

How fast are homes moving?

The median home in ZIP 80538 sat on the market 61 days, three days longer than a year ago. In ZIP 80537, the median was 54 days, five days longer. Homes are still moving, but buyers are taking a little more time. In ZIP 80538, 32.5% of homes went under contract within two weeks of listing. In ZIP 80537, 34.2% did. About one in three homes is still finding a buyer quickly when priced well.

What about Berthoud?

Berthoud, in ZIP 80513, tells a different story. The Real Estate Data Aggregator counted 94 homes sold there, down 19.7% from a year ago. The median sale price rose 8.6% to $635,000. Homes for sale climbed 26.8%, and months of supply reached 6.2 months, up 2.3 months from a year ago. Sellers there are facing more competition and longer waits. The median days on market was 65, though that is actually 8 days shorter than a year ago.

The national picture adds context

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. That national gain is larger than what either Loveland ZIP code saw. Realtor.com reported that 20.8% of listings nationally had a price cut in September 2026, the highest share since October 2022. Loveland's own numbers, from the Real Estate Data Aggregator, show homes here are still closing at 98.9% of list price in 80538 and 98.3% in 80537. That is a narrower gap than many markets.

Realtor.com also reported mortgage rates climbed above 7% for the first time since January 2025. That affects what buyers can qualify for, and it is part of why some homes are sitting longer. A home priced at the right number is still selling. One priced above what buyers can carry at today's rates is not.

In short
  1. Loveland sales are up 12.7% from a year ago, and pending sales are up 9.6%.
  2. Prices eased a little in both Loveland ZIP codes, while Berthoud saw prices rise but fewer closings and more supply.
  3. Homes are still closing near list price, but buyers are taking more time.
  4. One street can read very differently from the ZIP code as a whole.
