Loveland sales rose even as prices eased a little
The number that matters most right now: Loveland buyers kept showing up. The Real Estate Data Aggregator counted 584 homes sold across Loveland in the three months ending August 31, 2026. That is up 12.7% from the same months a year earlier. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. Sales rising while borrowing costs stay high tells you demand is real, not rate-driven.
Prices eased a little. That is the honest read. The Real Estate Data Aggregator shows the median sale price in ZIP 80538 came in at $505,350, down 2.8% from a year earlier. In ZIP 80537, the median was $515,000, down 1.2%. Neither drop is large, but sellers should price with care. Realtor.com reported that 20.8% of listings nationally carried a price cut in September 2026, the highest share since October 2022. Loveland is not immune to that pressure.

Each ZIP code tells a different story
ZIP 80538 saw 288 homes sold, up 19.5% from a year earlier, according to the Real Estate Data Aggregator. Months of supply fell to 3.2, down 0.8 months from last year. That is a meaningful tightening. Homes that went under contract within two weeks of listing held at 32.5%. The market there is moving.
ZIP 80537 posted the strongest sales gain of the three. The Real Estate Data Aggregator counted 202 homes sold, up 26.3% year over year. Pending sales rose 22.1%. The median days on market was 54, the shortest of the three ZIPs. Months of supply dropped to 3.3, down 1.1 months. Sellers in 80537 are seeing real activity.
ZIP 80513 reads differently. The Real Estate Data Aggregator counted 94 homes sold, down 19.7% from a year ago. Homes for sale rose 26.8%, and months of supply climbed to 6.2, up 2.3 months. The median sale price of $635,000 was up 8.6%, but with more inventory and fewer closings, that number deserves a closer look before a seller leans on it. Pending sales fell 3.7%.
What the rate environment means here
Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That raises monthly payments on every price point. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Loveland's two main ZIPs showed small declines over roughly the same window, so local prices are not tracking the national number.
Across all three ZIPs, the share of homes that sold above list price dropped. In 80537 it fell 7.1 points, according to the Real Estate Data Aggregator. In 80538 it fell 4.8 points. Buyers are negotiating more than they were a year ago. That is a real shift, and it is worth knowing before you set a price.
Supply is up, but not everywhere
The Real Estate Data Aggregator counted 703 homes for sale across Loveland in the three months ending August 31, 2026, up 1.7% from a year earlier. New listings rose 9.9% to 686. More choices for buyers can mean more competition for sellers, especially in 80513 where supply rose sharply. In 80538 and 80537, inventory actually fell, which helps sellers in those areas.
