Loveland sales rose even as prices dipped a little

Real estate, loveland

The number that stands out most: 584 homes sold across Loveland in the three months ending August 31, 2026. The Real Estate Data Aggregator counted that as up 12.7% from the same period in 2025. More homes sold, yet prices were lower than a year ago in both Loveland ZIP codes. That combination tells a clear story: buyers found more room to negotiate, and sellers who priced carefully still closed.

Nationally, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Loveland moved in a different direction. The Real Estate Data Aggregator put the median sale price in ZIP 80538 at $505,350, down 2.8% from a year before. In ZIP 80537, the median was $515,000, down 1.2%. Neither drop is large, but both point the same way: local buyers are paying less per home than they were twelve months ago.

Homes are still selling close to their asking price. The Real Estate Data Aggregator put the average sale-to-list ratio at 98.9% in 80538 and 98.3% in 80537. That means most sellers gave up only a small amount from their list price. The gap from list to sale is narrow, but it is a little wider than it was a year ago in both areas.

How quickly are homes going under contract?

Speed varied by ZIP code. In 80537, the Real Estate Data Aggregator counted a median of 54 days on market, 5 days longer than the same period in 2025. In 80538, the median was 61 days, 3 days longer than a year before. Neither area is moving as fast as it did in 2025, but homes priced to match what buyers are paying here now are still finding offers.

About a third of homes went under contract within two weeks of listing. The Real Estate Data Aggregator counted 32.5% in 80538 and 34.2% in 80537 for the three months ending August 31, 2026. That share is roughly one in three homes. Quick sales are still happening, but they are no longer the rule for every listing.

Supply: more homes to choose from, but not by much

The Real Estate Data Aggregator counted 703 homes for sale across all three Loveland ZIP codes combined, up just 1.7% from a year before. New listings rose 9.9% to 686 for the same period. More homes entered the market, and inventory edged up only slightly. Months of supply in 80538 stood at 3.2 months, and in 80537 at 3.3 months. Both figures are below the year-ago level, which means the market has not tipped heavily toward buyers.

Mortgage rates add pressure for buyers

Rates are not helping buyers stretch their budgets. CNBC reported the average contract interest rate for a 30-year fixed mortgage at 7.41% as of October 21, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. At that level, the monthly payment on a $505,000 home is meaningfully higher than it was two years ago, even if the sale price has dipped a little.

Realtor.com also reported that 20.8% of listings nationally saw price cuts in September 2026, the highest share since October 2022. That is a national figure, not a Loveland count. Still, it fits the local picture: sellers who price ahead of what buyers can actually pay are finding they need to adjust.

Pending sales point to continued activity

Pending sales across all three Loveland ZIP codes rose 9.6% to 573 in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. In 80537 alone, pending sales were up 22.1%. Buyers are still writing offers. The pipeline for closed sales in the months ahead looks steady.

In short
  1. More Loveland homes sold in the three months ending August 31, 2026, than in the same period a year before.
  2. Median prices dipped modestly in both Loveland ZIP codes.
  3. Homes are still closing near list price, and pending sales are up.
  4. The market is moving, but pricing to match what buyers are paying here now matters more than it did twelve months ago.

One more thing worth saying: the numbers above cover full ZIP codes. One street, one subdivision or one price range can read very differently from the whole. If you want to know what is happening specifically where your home sits, I am glad to pull that detail for you. Please feel free to reply with any questions.
