Fort Collins Southeast saw more sales even as listings got tighter
The Real Estate Data Aggregator counted 174 homes sold in ZIP 80528 in the three months ending July 31, 2026. That is up 38.1% from the same months a year before. At the same time, homes for sale fell 21.3% to just 129. More sales, fewer choices. That is the clearest thing a homeowner in Fort Collins Southeast should know right now.
Nationally, Realtor.com reported active listings grew to over 1.16 million homes for sale in September 2026. Fort Collins Southeast moved the other way. Buyers here had fewer homes to choose from, not more.
Supply dropped fast
The Real Estate Data Aggregator put months of supply at 2.3 in 80528, down 1.7 months from a year before. That is a thin cushion. When supply is that low, buyers who are ready tend to move quickly.
Mortgage rates made that harder. CNBC reported the average 30-year fixed rate rose to 7.30% as of September 30, 2026. Mortgage News Daily, also cited by CNBC, put it even higher at 7.58% that same week. Higher rates slow some buyers down. But in 80528, pending sales still rose 2.1% year over year, according to the Real Estate Data Aggregator.
Homes that moved fast
The Real Estate Data Aggregator found that 39.9% of homes in 80528 went under contract within two weeks of listing. That share is up 7 points from a year before. Nearly 4 in 10 homes did not sit long at all.
Not every home moved that quickly, though. The median days on market was 49 days, per the Real Estate Data Aggregator. That is 2 days shorter than a year before, a small improvement. Some homes took longer. Pricing and condition still made a real difference.
Prices and what sellers got
The Real Estate Data Aggregator put the median sale price at $680,000, up 6.3% from a year before. That outpaced the national picture. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Fort Collins Southeast ran more than twice that pace.
Sellers got 99.2% of their list price on average, per the Real Estate Data Aggregator. That is nearly the full ask. But the share of homes that sold above list fell 3.6 points to 15.5%. Bidding wars happened, just not as often as before.
Nationally, Realtor.com reported price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. In 80528, sellers were still getting close to their ask. That gap tells a local story worth knowing.
