Fort Collins Northwest prices moved lower while the U.S. kept rising

The Real Estate Data Aggregator counted 96 homes sold in 80521 in the three months ending July 31, 2026. That is up 1.1% from the same months in 2025. Sales are moving, just at lower prices.

Local prices fell while U.S. prices rose

That gap matters. If you price your home by the national number, you may end up too high for this market. Buyers here are watching local comps, not cable news.

The Real Estate Data Aggregator shows the median home in 80521 sat on the market for 56 days. That is 17 days longer than the same period in 2025. Not every home sold slowly, but the middle of the market slowed down.

The sale to list price was 98.7%, according to the Real Estate Data Aggregator. Sellers are getting close to their asking price, but only when the asking price is set right.

The Real Estate Data Aggregator found that 34.3% of homes in 80521 went under contract within two weeks of listing. That is down 16.7 points from a year ago. Quick sales still happen, but they are less common now.

Only 12.5% of homes sold above list price, the Real Estate Data Aggregator shows. That is down 8.6 points from a year ago. Bidding wars have mostly faded here.

The national picture adds pressure

Mortgage rates are not helping buyers stretch. CNBC reported the average 30-year fixed rate rose to 7.30% last week. The Mortgage Bankers Association's seasonally adjusted index showed weekly mortgage demand dropped 6%, also reported by CNBC.

Realtor.com reported that 20.8% of listings nationally took a price cut in September. That is the highest share since October 2022. Fort Collins Northwest is not alone in feeling this pressure.

Pending sales point to steady demand

Pending sales were up 5% from a year ago, the Real Estate Data Aggregator shows. That is a small honest bright spot. Buyers are still out there.
