Fort Collins East saw more sales with less inventory

Realtor.com reported that mortgage rates topped 7% in September 2026. That is a real cost. Yet the Real Estate Data Aggregator counted 258 homes sold in ZIP 80525 in the three months ending July 31, 2026. That is up 10.7% from the same months a year before. Demand held even as borrowing got more expensive.

At the same time, the Real Estate Data Aggregator counted only 228 homes for sale in 80525. That is down 6.6% from a year before. More buyers, fewer choices. That combination puts pressure on price.

Prices dipped a little, but sellers got close to asking

The Real Estate Data Aggregator put the median sale price in 80525 at $595,000 for the three months ending July 31, 2026. That is down 0.8% from a year before. A small dip, not a slide. Sharp pricing still matters. Homes that were priced well sold at 99.5% of list price on average, according to the Real Estate Data Aggregator.

Nearly 1 in 4 homes sold above asking

The Real Estate Data Aggregator found that 24.8% of homes in 80525 sold above list price in the three months ending July 31, 2026. That share is up 4.2 points from a year before. Not every home sold fast or over asking. But the trend moved in that direction.

The Real Estate Data Aggregator also found that 46.2% of homes went under contract within two weeks of listing. That is up 2.1 points from a year before. If you are a buyer, being ready matters. Good homes moved quickly.

The national picture adds context

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is a steady, modest gain nationwide. Fort Collins East's median price dipped 0.8% over the same stretch, according to the Real Estate Data Aggregator. Local and national can move differently.

CNBC reported that the average contract rate on a 30-year fixed mortgage with a conforming balance reached 7.30% in the last week of September 2026. Realtor.com reported rates topped 7% that same month. Higher rates raise monthly costs.
