Fort Collins East prices rose even with fewer homes for sale

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Fort Collins East outpaced that by more than double. Local prices rose faster than the national number.
Fewer homes came to market
The Real Estate Data Aggregator counted 240 homes for sale in 80524 during the three months ending July 31, 2026. That is down 11.1% from the same period a year before. New listings also fell. The Real Estate Data Aggregator counted 220 new listings, down 16% year over year. Fewer homes coming to market kept supply tight.
Months of supply sat at 3.8 months, down 0.5 months from a year before, according to the Real Estate Data Aggregator. That is a real tightening. Buyers had fewer choices than the year before.
Homes still sold, just not as fast
The Real Estate Data Aggregator counted 192 homes sold in 80524 for the three months ending July 31, 2026. That number was unchanged from a year before. Sales held steady even as listings fell. Not every home moved quickly, though. The median days on market was 61 days, one day longer than the same period last year.
The average sale price came in at 98.5% of list price, down 0.7 points year over year, per the Real Estate Data Aggregator. Sellers got close to their asking price, but not quite as close as last year. That is a small, honest dip worth knowing.
Quick contracts rose, bidding wars fell
The Real Estate Data Aggregator found that 38.2% of homes in 80524 went under contract within two weeks of listing. That share rose 9.9 points from a year before. More homes found a buyer fast. At the same time, only 15.6% of homes sold above list price, down 9.9 points year over year. Buyers are still moving on the right homes, but fewer are paying over asking.
Mortgage rates add to the planning picture
Rates are not helping buyers stretch. CNBC reported the average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances reached 7.30% as of September 30, 2026. Realtor.com also noted mortgage rates topped 7% in September 2026. Higher rates slow some buyers down. That is part of why fewer homes are seeing bidding wars.
